The Case
Our clients were relocating, downsizing, and searching for a second home in Nashville. Three priorities that made finding the right condominium about much more than choosing a floor plan.
Before arriving in town, Jenna spent time learning how they envisioned using the property and what would matter most in their day-to-day experience. The goal was to make their limited time in Nashville count by narrowing an expansive condo market into the opportunities most likely to fit.
The Search
Condo buying in Downtown Nashville comes with an entirely different set of considerations from purchasing a traditional single-family home. The building matters just as much as the individual unit.
Parking allocations, storage, amenities, HOA guidelines, floor plans, views, building operations, and individual policies all had to be considered alongside location and price.
Before our clients arrived, Jenna researched and previewed properties, eliminating buildings she didn't believe would serve their needs. By the time they came to Nashville for a long weekend, an expansive search had been narrowed to four carefully selected condo buildings.
From there, the process became even more detailed. They explored approximately 5–15 units within each building, comparing floors, views, layouts, and the nuances that could dramatically change the experience of owning within the same development.
Our Strategy
Preparation allowed the weekend to be spent evaluating the best opportunities rather than discovering which ones didn't work.
Jenna coordinated virtual tours and financial strategy, researched building-specific details, and worked to get questions answered quickly so the clients could make informed comparisons while they were in Nashville.
That depth of preparation was particularly important for a second-home and downsizing purchase. The goal wasn't simply to find an attractive Nashville condo, it was to understand exactly what ownership would look like and identify the building, unit, floor, and view that best aligned with their plans.
The Result
After a highly focused weekend of touring and comparing Nashville condo developments, our clients found their fit at The Emory and went under contract on a beautiful new construction residence.
What could have required several trips to Nashville became one strategic, carefully planned weekend. Proof that sometimes the most valuable part of a home search happens before the first showing.
