The Case
Our past clients at 551 Brixham Park Drive were navigating an unexpected relocation and enlisted our team to step in quickly and manage the full preparation and sale of their Franklin home. From the outset, our goal was clear: to remove as much stress as possible, manage every detail, and thoughtfully position the home within one of Franklin’s most sought-after neighborhoods, Fieldstone Farms.
With limited time and many moving pieces, our clients leaned on our team to oversee the process from start to finish.
The Solutions
To maximize value, curb appeal, and overall condition, our team coordinated and managed a wide range of vendors, including exterior cleaners, masonry, handymen, electricians, landscapers, and professional cleaners. Acting as the central point of contact, we handled scheduling, execution, and quality control, allowing the sellers to focus entirely on their relocation.
Given the strong demand for well-prepared homes in Franklin and Fieldstone Farms, we implemented Compass’ three-phase marketing strategy to build early momentum. The home was first introduced as a Private Exclusive, allowing us to generate internal interest and feedback from Compass agents before going live.
During this pre-market phase, we staged the home, partnered with our trusted media team, and thoughtfully planned a comprehensive marketing rollout. Once the home was fully prepared and launched on the public MLS, all initiatives went live simultaneously, supported by strong exposure, agent outreach, and well-attended open houses.
Working closely with a team including the architect, landscape designer, and general contractor, we carefully reconfigured the interiors of the home and expanded the overall structure. This included adding a garage, relocating and significantly expanding the footprint of the kitchen, creating new media rooms and dining spaces, and adding a full primary bedroom suite on the main floor, which previously had lacked any bedroom space.
Next we crafted a narrative to inform and drive the marketing. We enhanced the exclusivity of the listing with a slow drip campaign akin to a theatrical trailer release to pitch a forthcoming feature film. We leveraged our extensive social media reach, both at the local and national levels, to reach a maximum word-of-mouth audience, and the buyer ultimately found the home via socially-shared information.
The Results
Within days of launch, the home received a strong offer. When the initial buyers unexpectedly fell through, our team moved quickly, leveraging relationships and active buyer conversations to secure an even stronger follow-up offer.
The result was a smooth, low-stress experience for our clients and a successful sale at the highest possible value, even during a slower winter market. This outcome reinforced the impact of proactive preparation, thoughtful positioning, and a team-led approach, particularly in competitive, high-demand Franklin neighborhoods like Fieldstone Farms.
