The Case
Our clients were relocating from Washington, D.C. to Nashville with a growing family and a clear vision for their next home.
There was also a deadline: they needed to be settled before the end of summer.
The challenge was that the Nashville homes matching their criteria were in extremely limited supply. Complicating the search further, they needed to purchase in Tennessee before their D.C. home was under contract or sold.
Finding the right property would require looking beyond active inventory.
The Search
When the right home isn't available on the open market, waiting for a new listing isn't always the best strategy.
Our team expanded the search beyond publicly listed Nashville homes, actively working our off-market and agent relationship network for opportunities that matched the clients' criteria.
Through approximately 10 home tours, virtual showings, active-market monitoring, and off-market sourcing, we continued refining the search without asking our clients to compromise on the priorities that mattered most to their growing family.
At the same time, we were working on the other half of the equation: making sure they would be positioned to purchase when the right home surfaced.
Our Strategy
Because their Washington, D.C. home had not yet sold, a traditional sale-of-home contingency could have weakened their position with a Nashville seller.
Our team helped coordinate a more creative financing strategy, including securing a bridge loan that allowed the clients to write an offer without making the purchase contingent upon the sale of their existing home.
That flexibility proved pivotal.
By combining creative financing with our off-market and agent relationship network, we were able to uncover the home they had been looking for and put them in a strong position to pursue it. Our guidance also included virtual tours, renovation advice, inspection and repair negotiations, and financial strategy coordination throughout the purchase.
