The Case
Megan was approached by the seller of a custom-built home in the high-end Grove neighborhood. For personal reasons, the home needed to be sold in a specific amount of time, and for a certain price. The home, which faced the 12th fairway of the golf course, had sat on the market for over four months with a prior broker. During that period, no offers were made on the property and the sellers felt the presentation of the home and communication with fellow-brokers had been uninspiring. Disappointed in prior experiences, the seller needed a team that could deliver results.
The Solutions
Our team hired a new media company, and staged the back view of the fairway to open up the buyer's, looking past the construction next door. We pulled the property from the market, repositioned and represented it to the clientele most interested in this community, and launched our agent network to reach the West Coast, where the majority of buyers in this community relocate from. Our curated media team of videographers, photographers, and stagers ensured this home's presentation was perfect, and the detail of living on the fairway was highlighted.
Working closely with a team including the architect, landscape designer, and general contractor, we carefully reconfigured the interiors of the home and expanded the overall structure. This included adding a garage, relocating and significantly expanding the footprint of the kitchen, creating new media rooms and dining spaces, and adding a full primary bedroom suite on the main floor, which previously had lacked any bedroom space.
Next we crafted a narrative to inform and drive the marketing. We enhanced the exclusivity of the listing with a slow drip campaign akin to a theatrical trailer release to pitch a forthcoming feature film. We leveraged our extensive social media reach, both at the local and national levels, to reach a maximum word-of-mouth audience, and the buyer ultimately found the home via socially-shared information.

After being listed for one day with our team, this home received an offer and was under contract within 2 days, and closed within 40 days.
